Property Finance in Mayfair: Mortgages, Bridging and Development

Mayfair is one of the most valuable property markets in the world, with Georgian townhouses, mansion flats, mews houses and mixed-use buildings within a few streets of each other. Financing here has its own considerations, and the right lender often depends as much on the building as on the borrower.

What makes Mayfair different for lenders

  • Leasehold ownership: much of Mayfair is leasehold, with large estates owning the freehold. Lenders look closely at the remaining lease term, and a short lease can rule out many of them.

  • Estate and landlord consents: alterations often need the freeholder's approval as well as planning, which affects refurbishment timelines.

  • Mixed-use buildings: homes above commercial space may need a commercial or specialist lender.

  • Very high values: many purchases sit above the limits of mainstream lenders, so private banks and specialist lenders play a larger role.

Finance options in Mayfair

  • Regulated mortgages: for a home you or your family will live in, including large loans assessed on complex or international income.

  • Investment lending: buy-to-let and portfolio finance for letting to corporate and international tenants.

  • Bridging finance: for fast purchases, lease extensions or properties that need work before a long-term lender will accept them.

  • Refurbishment and development finance: for reconfiguring townhouses and upgrading mansion flats.

Preparing a strong application

Have the lease, any estate consents and planning history to hand early. Lenders will also expect full source-of-wealth documentation on high-value purchases. For refurbishment, a costed schedule of works and a realistic end value make a significant difference to the terms available.
